General Rental Information

You have a property I want to rent. How do I apply?

How old do you have to be to apply?
You must be 18 years old to apply. All occupants over the age of 18 must be listed as tenants even if they are still students. -
Can you hold a place before I apply?
No. We can only hold a property if you have been approved and put down the security deposit and signed a lease. -
What are your rental requirements?

I don’t qualify on my own. Can I have a consignor?
No. We expect tenants to be able to qualify for the property they are renting without the help of a consignor. In cases where an application may not be as strong, there may be a possibility to pay an additional security deposit. Please see the qualifying criteria here. -
How long does the application process take?
The application process generally takes up to 1 business day. This is if we have received all the documents. If we have to request additional information or documents, this will slow down the process. Applications are processed Monday through Friday. -
What is the Resident Benefits Package?
We offer a Resident Benefits Package through Second Nature. Visit our Resident Benefits Package page to learn more. -
Can I opt out of the Resident Benefits Package?
All tenants are required to participate in the Resident Benefits Package.
Leasing and Rent Payments

How do I pay rent?
Rent can be paid online through your tenant portal. -
Can I split rent with roommates?
Tenants are allowed to make a partial payment. Please note that tenants are jointly and severally liable which means that all tenants are responsible for the full amount of the rent due. So, if one tenant is late on their portion, you will all be late. -
What happens if I pay rent late?
Rent is due on the 1st, late on the 4th, and a Notice to Vacate will be posted on the 5th or 6th of the month depending on whether or not it is a holiday or weekend. -
Can I break my lease early? What are the penalties?
Unless stated otherwise in your lease, our early termination fee is 180% of one month's rent. For example, a rental rate of $2,000 per month would have a termination fee of $3,960. This does not guarantee that we will allow an early lease termination. In order for this to be valid, you must receive written consent.
Maintenance & Repairs

How do I submit a maintenance request?
You may submit a maintenance request through your Tenant Portal. If you prefer, you may submit a request via email at support@peachblossomproperties.com or call our maintenance line at 512-801-8083. This line is monitored 24/7 and you can receive live troubleshooting tips. -
Who is responsible for paying for repairs & maintenance requests?
Most maintenance and repairs are paid for by the owner. This is dependent on the nature of the cause. For instance, if a toilet is clogged, the plumber will let us know what the cause of the clog is. If it is tree roots, it is a tenant expense. If it is children’s toys in a toilet, then it will be billed back to the tenant. -
What qualifies as an emergency repair?
Examples of emergency maintenance is an active water leak in the home that you are not able to stop such as sewer pipe or main water pipe that bursts. A tree falling on the property and allowing water and the elements to the home. No hot water. If you are unsure if your maintenance issues are an emergency, call our maintenance line 24/7 for troubleshooting guidance. -
How quickly are non-emergency repairs handled?
We make a distinction between time sensitive maintenance issues versus emergency maintenance issues. For instance, if the A/C is not working in 100 degree weather, we will consider that to be a time sensitive issue. We find that troubleshooting will often resolve the issues until a technician can come out the next day during business hours. We will send a technician on the weekends if needed.
Non urgent maintenance requests are cosmetic items or items that do not affect the quality of everyday life such as broken blinds. Set realistic expectations (e.g., 24–72 hours) and whether tenants need to be present. -
Can I make improvements or paint the walls?
You must receive written permission to paint the walls or make any changes to the property. -
I have snails in my yard. How do I get rid of them?
Snails are considered a nuisance, but do not harm the property. You may pick snails off of plants by hand and dispose of them.
- Put copper tape or wire around plants to keep snails away.
- Put a small container of beer in the soil to trap and drown snails.
- Get a pet chicken or encourage natural predators to eat the snails.
- Make a protective barrier of egg shells, diatomaceous earth, gravel, or cedar chips.
Lease Terms & Rules

What is included in my lease (utilities, appliances, etc.)?
Unless stated otherwise in the lease, utilities are at the tenant’s expense. -
I want to get a pet. What should I do?
Before getting a pet, you must go through the pet screening process. Please review our pet screening process here. -
I’m just keeping my mom’s dog for the weekend. Is that okay?
No. You may not have any animals on the property even temporarily without getting express written permission first. Please review our pet screening process here. -
Can I sublease or have guests stay long-term?
Unless otherwise provided in writing, guests may stay up to 7 days. Anyone staying longer than that must apply to be on the lease unless previous permission has been given. -
Do you offer lease renewals?
Explain the timeline for renewal offers, rate changes, and notice requirements from both parties.
Move-In/Move-Out Procedures

What should I expect during move-in?
Mention inspections, key handoff, utility setup, and condition documentation. -
My lease expiration is coming and I want to move out. What should I do?
Per the terms of your lease, you must provide a 60 day notice of move out. You can do this through your Tenant Portal or by sending an email to support@peachblossomproperties.com. We will send an email confirming your intent to move out. If you do not receive confirmation within 1 business day, please call the office at (512) 538-5573 to verify we received the notification. -
I want to move out, but my roommate wants to stay. What should I do?
We understand life changes happen and often one roommate may want to leave. In this case, the person remaining on the lease will have to reapply and qualify on their own to take over financial responsibility for the lease. The security deposit will not be refunded. That must be sorted between roommates. If you decide to move out, there may be an additional charge for drafting a new lease. -
I am getting a divorce. Can I remove my spouse from the lease?
No. Regardless of the dissolution of marriage, both tenants are on the lease and can not be removed without an order from a judge. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
The security deposit is due within 24 hours of approval. In the event you use the Rhino policy, you will have 24 hours to provide the policy information to us. -
Is the deposit refundable?
If you pay a traditional security deposit, it is fully refundable minus any damages to the property. -
What happens if I damage the property?
Clarify your process for assessing and charging for tenant-caused damage.
Communication & Emergencies

How do I contact management with questions or issues?

What should I do in case of an emergency like a fire or break-in?
Instruct tenants to call 911 first, then notify management ASAP. -
How will I be notified about important updates (repairs, inspections, notices)?
Explain communication channels used—email, portal, texts, or posted notices.
Utilities & Services

Who is responsible for setting up and paying for utilities?
Provide a breakdown per utility—gas, electric, water, internet, trash—and recommended providers. -
Do you offer pest control or landscaping?
Clarify what's included in rent and tenant responsibilities. -
I’m responsible for my lawn maintenance, but who is responsible for the trees?
Depending on the circumstances, depends on who is responsible for the trees. For instance, tenants are responsible for watering and maintaining small trees and shrubs defined as those that can be reached with a ladder. For those that cannot be reached without a ladder, such as large oak trees, the owner is responsible for trimming this back away from the roof.

What happens if I violate my lease (e.g., noise, unauthorized occupants)?

How can I report a neighbor issue or property concern?
Offer a way to file complaints discreetly and explain how they're handled.
Additional Questions

Can I install a Ring or other video doorbell?
Yes. Any video doorbell that is added must be removed when you vacate the property. The original doorbell must be put back in its place and not cause damage to the property. -
Can I remove appliances from the property?
No. You are not allowed to remove appliances from the property. Any appliances that are in the home belong to the homeowner. Therefore, you may not remove without written permission. -
Can I have a charcoal or propane grill on the property?
Most homes are allowed to have a charcoal or propane grill in the back yard of the property. Please refer to local city or county ordinance for more information. Please review HOA documents. -
Can I have a trampoline on the property?
No. Trampolines are not allowed on the property under any circumstances. They are a liability. Most insurance companies will not cover trampolines. It kills the grass. -
Can I have an above ground swimming pool on the property?
No. Above ground swimming pools are not allowed on the property under any circumstances. They look tacky. They are a danger and lower the value of the property. -
Can I have chickens in the backyard?
This will vary depending on the property location. This may be restricted by HOA regulations, County ordinances, city ordinances, deed restrictions, or property owner restrictions.
