If you're searching for the perfect rental home, you've come to the right place. As a prospective tenant, we use Rentvine's Property Management to streamline your experience, from finding and applying for your dream home through our easy-to-use application portal to providing a suite of tools that ensure a great rental experience once you're a resident.
Application Process

How do I apply for a rental property?
Read our rental criteria here. If this criteria is agreeable to you, then begin your application on our leasing page here. -
Is there an application fee?
Application fees are $85 per person 18 years of age or older. Application fees are non-refundable. -
What documents do I need to apply?
Each applicant is required to have a government issued photo ID, two months most recent pay stubs, documents that show any other income the applicant would like to be considered. Please see all requirements here. -
How long does the application process take?
The application process generally takes up to 1 business day. This is if we have received all the documents. If we have to request additional information or documents, this will slow down the process. Applications are processed Monday through Friday. -
Can I apply with a co-applicant or roommate?
Yes! Each applicant will need to complete an application. There will be a space to list any co-applicants. All applicants must have complete applications including pet screening before we will begin processing the application.

What are your income and credit score requirements?

Will you check my credit and background?
Yes, we will do a thorough background check including rental verification, employment verification, and criminal history search. -
What if I have bad credit or no rental history?
While we do not accept co-signors, we do have options for applicants that have less than stellar credit that may utilize a double security deposit instead.. Please review the requirements here. -
Do you accept housing vouchers (Section 8)?
Section 8 or housing vouchers are considered on a case by case basis. Each individual property will identify if section 8 or housing vouchers are accepted. -
Will having pets affect my application?
hare your pet policies, breed or weight restrictions, and any applicable pet fees or deposits.
Application Status & Approval

How will I know if I’ve been approved or denied?
State how you communicate decisions (email, phone), and how soon applicants will be notified. -
Can I reserve a unit while my application is pending?
Mention if you offer a holding deposit option and what it covers. -
What happens if I’m approved but change my mind?
Explain whether holding deposits are refundable and any penalties for backing out. -
Will I get a copy of my background check or credit report?
No. We are not allowed to release your background or credit report. If you have concerns about your credit, you are entitled to 1 free credit report every year. Request here.
Lease Terms & Move-In

How long are your lease terms?
Most lease terms are for 12 months. Please review each listing for specific lease terms that are allowed. -
When can I move in after I’m approved?
One your application, you will choose your ideal move on date. We will confirm your planned move in date before the lease is signed. Please note that move-ins will only take place when the office is open. I.e. Monday through Friday and non-holidays. We will provide you with the code to enter the property after all monies have been paid and documents have been signed, but not before the move in date. Tenants are typically expected to move in within two weeks after approval. -
What’s required at lease signing?
Tenant’s are required to pay a security deposit of one month’s rent within 24 hours of approval. No later than the day of move in, the tenant will need to pay first month's rent, an admin fee of $150, and any pet rent or pet admin fees that may be due. Please review your lease for your specific requirements. -
Do I need renter’s insurance before moving in?
Yes, Applicants are required to have and provide proof of tenant liability insurance in the amount of $100,000 prior to move in. Please note that tenant liability insurance does not cover tenant’s contents or personal belongings. That is a separate charge for renter’s insurance. Tenant liability insurance is provided as part of the RBP. However, you are free to choose a different insurance company if you like.
Denials & Reapplication

What if my application is denied? Can I reapply?
Explain reasons for denial (without being too specific for legal reasons) and whether you allow reapplication after certain conditions are met. -
Will I be refunded if my application is denied?
Application fees are non-refundable. Please read our rental criteria here before applying. If you have an agent, please go over the requirements with them before applying.
Other Common Questions

Can I tour the property before applying?
Yes. We encourage all applicants to visit the property before applying. We lease properties in AS-IS condition. If there are any changes or concerns you have regarding the property, please bring them up before applying or add them to your application for consideration. This will be items such as requesting fresh paint or an additional ceiling fan. Items requested will be considered, but are not guaranteed. -
Are utilities included in the rent?
Unless stated otherwise in your lease, utilities are not included in the rent. -
Can I apply for multiple units or transfer my application to another property?
If the property you applied for is no longer available, you may transfer your application to another one of our properties in the next 30 days. -
What if I need special accommodations or have a service animal?
We follow Fair Housing laws and are happy to make reasonable accommodations.
